Many seniors think avoiding these fees means staying in a massive detached house. However, by understanding how property titles work, you can filter your search to focus on options such as a duplex, row house, or multiplex and avoid property management fees.
The Hidden Truth About BC Property Titles
If you are looking at row houses or multiplexes in BC, you cannot judge a home solely by its appearance. The layout of the building does not determine the fees; the legal title does.
Properties in BC are divided into two categories:
- Strata-Titled: You own your indoor space, but share common elements (like the roof, driveway, or gardens). You must pay monthly strata fees to a property management company or a self-managed strata council.
- Fee-Simple (Freehold): You own your home and the land it sits on outright. Fee-simple homes have zero monthly property management fees. Maintenance responsibilities are handled individually, and shared structures (like a shared wall) are governed by a legally registered Party Wall Agreement.

Here are the best fee-simple “no strata fee”, low-maintenance options available for seniors across Greater Vancouver:
1. Duplexes
A duplex splits a single residential lot into two separate homes. In Greater Vancouver, many duplexes are built under “non-strata” or fee-simple terms.
- Non-strata duplexes have zero monthly fees. Owners simply split shared expenses (like a roof repair or structural building insurance) 50/50 as they arise.
- It offers a middle ground between a massive detached house and a restrictive condo. You get a private backyard, ground-level entry, and full control over your living space without strata fines regarding pets or renovations.
2. Row Houses
While most townhouses in Metro Vancouver are strata-regulated, true fee-simple row houses have been built in areas like Langley, Surrey, and Coquitlam.
- They have no monthly property management fees. You are solely responsible for your own roof, exterior painting, and front yard upkeep.
- They are typically narrower and more compact than traditional townhomes, meaning less interior space to clean and maintain. They are well suited to seniors who want a vibrant community feel without paying hundreds of dollars a month for amenities they may not use.
3. Freehold Multiplexes (BC Bill 44)
Under BC’s housing regulations (Bill 44), traditional single-family lots across Greater Vancouver can now be turned into multiplexes containing 3 to 8 units.
- If these individual units are sold off separately to different buyers, they must be registered under a strata title, which will incur strata fees (though usually 40–50% lower than a standard condo).
